Project Update - August 2023
The project team has reached an application milestone and has resubmitted materials to the City as part of the concurrent application process.
Based on feedback heard from the Community Association, nearby residents and The City, the project team has revised key elements of the proposal and building design where possible. Key changes are detailed within the ‘What We Heard Report’ (WWHR) section of the Application Brief 2.0 which is now available for download .The WWHR also highlights outreach strategies, commonly heard feedback themes and the project team responses.
The updated Application Brief includes an updated site plan, new and updated renderings, additional shade analysis, and other updated project information, statistics and updated diagrams based on the revised building design.
About The Vibe
A Land Use Redesignation (also often referred to as "rezoning") application has been submitted to The City of Calgary for the properties at 1904 Georgia Street SW, 4611 17 Avenue SW, 1903 & 1907 45 Street SW. If approved, the proposed land use change would enable a six storey building.
The proposed land use change would transition the project site from the Residential – Contextual One Dwelling (R-C1) District to the Mixed Use – General (MU-1) District with a maximum Floor Area Ratio (FAR) of 4.0 and maximum building height of 22.0 metres. The site’s location would allow future residents the option to live in an amenity-rich neighbourhood with excellent access to frequent transit and day-to-day conveniences such as schools, parks, shops and restaurants, employment opportunities.
Area Context
The subject site has a high opportunity for growth and redevelopment, exhibiting a number of contextual factors that support the proposed intensification through a mixed-use, six-storey built form. The site benefits from the strategic location along 17 Avenue SW directly adjacent to the 45 ST SW Blue Line LRT Station, as well as nearby to numerous amenities within the Westgate, Glendale, and Rosscarrock communities.
The development vision will contribute to the continued vibrancy and vitality of Glendale, adding to the diversity of housing in Calgary’s Established Areas, while supporting the planned and evolving development pattern along the 17 AV SW corridor.
The subject site is within easy walking distance of the 37 ST SW and 17 AV SW Main Streets, commercial-retail services, and immediately adjacent to the 45 Street SW Blue Line LRT station.

Proposed Changes
To support the redevelopment vision for The Vibe, a Land Use Redesignation from Residential - Contextual One Dwelling (R-C1) to Mixed Use - General (MU-1f4.0h22) is proposed. This would allow for a street oriented multi-residential development of up to 22 metres in height (six storeys) and a Floor Area Ratio (FAR) of 4.0. The Mixed-Use Land Use District within LUB1P2007 was specifically designed to support growth in key areas, including Transit Oriented Development zones such as the 45 ST SW Station Area.
A rear chamfer along the rear adjacent neighbour is intended to reduce the impact of massing along the lane. The vast majority of shadows cast from a proposed six storey building at this location would fall onto the surrounding streets (Georgia ST SW, 45 ST SW, or along 17 AV SW) rather than adjacent neighbouring properties.
